Is Now a Good Time to Buy a Home in Fresno or Clovis?
If you're waiting for someone to tell you exactly what Fresno or Clovis home prices and mortgage rates will do in 2027, you're probably going to be disappointed.
Nobody knows with certainty.
What we can do is look at today's numbers, your monthly payment, the available inventory and your personal goals and determine whether buying now makes financial sense for you.
That's a much better strategy than trying to perfectly time the housing market.
As of September 17, 2026, Freddie Mac's national average 30-year fixed mortgage rate was 6.95%.
Meanwhile, Fresno and Clovis are not behaving exactly the same. Realtor.com reported an August median sold price of $425,000 in Fresno and $481,250 in Clovis.
So the real question isn't:
"Will the market be better in 2027?"
It's:
"Would buying today put me in a better position than waiting?"
What Happens If Mortgage Rates Drop in 2027?
This is probably the biggest reason buyers tell me they want to wait.
It makes sense.
Lower rates can reduce your monthly payment and increase purchasing power.
But there's another side.
If rates decline enough to bring more buyers back into the market, competition for desirable homes could increase.
So waiting for lower rates doesn't automatically mean getting a better deal on the house.
The opposite is also possible: rates could remain elevated.
That's why I don't recommend building a home-buying strategy around predicting interest rates.
Instead, ask:
Can I comfortably afford the payment today?
If the answer is yes and the right property comes along, buying can make sense.
If rates eventually fall enough to make refinancing beneficial, you can discuss that opportunity with your lender at that time. But never purchase a home based on the assumption that refinancing will definitely be available later.
Do Fresno Buyers Have More Choices Right Now?
They have more choices than they did in some tighter periods.
Realtor.com reported 1,820 active Fresno listings in August 2026, up 10.77% year over year. Median days on market was 50 days.
That doesn't mean every seller is desperate.
It does mean buyers may have opportunities to compare homes and negotiate differently depending on the property.
A correctly priced, desirable house can still attract competition.
An overpriced house that's been sitting for weeks is a completely different negotiation.
That's why I don't like blanket advice such as:
"Offer 10% under asking."
Real estate doesn't work that way.
Is Clovis Still Competitive?
Yes, certain Clovis properties can remain competitive.
Redfin's three-month data through August showed a median Clovis sale price of approximately $489,000, with homes selling in about 43 days and an average sale-to-list ratio of 99.4%.
But even within Clovis, one neighborhood, price range or property can behave differently from another.
Don't buy a city.
Buy the right property for your goals.
When Does Waiting Until 2027 Make Sense?
Waiting can absolutely be the right decision.
I'd consider waiting if:
Your employment situation is uncertain.
Your down payment isn't where you want it.
Buying would eliminate your emergency reserves.
You expect to move again soon.
Your credit or debt situation could materially improve.
Or the monthly payment simply isn't comfortable.
Owning a home shouldn't leave you afraid to open your bank account.
When Might Buying Now Make Sense?
Buying now becomes more interesting when you have stable income, sufficient reserves, a realistic budget and expect to remain in the property long enough for ownership to make sense.
It can become even more compelling when you find a property that meets your goals and gives you negotiating opportunities.
That's where an experienced local agent matters.
We're not just asking:
"Can we get the house?"
We're asking:
"Should we buy this particular house on these particular terms?"
Those are very different questions.
Bottom Line
There isn't a universal answer to whether you should buy in Fresno or Clovis now or wait until 2027.
Run the numbers.
Look at the actual inventory.
Understand your payment.
Compare properties.
Then make the decision based on your life—not headlines predicting next year's housing market.
